How is the value of an industrial unit determined?
We first establish the market rental value per square metre for the warehouse, offices and yard, and capitalise that at a yield appropriate to the location, the tenant and the lease term. Clear height, floor loading, the number of docks, manoeuvring space and expansion potential adjust that figure up or down.
Is a valuation the same as a formal appraisal?
No. A valuation is a substantiated professional assessment at a given date. A formal appraisal under the Dutch NRVT regulations is more prescriptive and is sometimes required for lending. We tell you in advance which of the two you need and bring in a certified appraiser where necessary.
What does a valuation cost and how quickly will I have it?
The initial indication and the introductory meeting are free and without obligation. We normally deliver a fully substantiated report within ten working days of the inspection; the fee is agreed in advance.
