Redevelopment and sustainability
An ageing building with a poor energy rating depresses the value and, before long, its lettability. Sustainability is therefore not a cost item but a valuation question. We model what refurbishment, expansion or conversion will return.
In short
A financial appraisal of refurbishment, expansion or conversion, including planning consent and grants.

When does this arise?
Do you recognise any of these situations?
- Your building has an energy label of C or lower and you do not know what that will cost you.
- Part of the yard or the warehouse is standing idle.
- The building no longer meets what a modern tenant expects.
- The site is worth more as something other than industrial premises.
What we do
STEP 01
Potential study
What is possible on this site, in planning and physical terms? Expand, intensify or convert.
STEP 02
Business case
Investment, grants, rental uplift and residual value in a single overview per scenario.
STEP 03
Planning process
We streamline discussions with the local authority and keep the pace up.
STEP 04
Build or sell
Develop it yourself, or sell the consented scheme to an investor.
What it gives you
Clarity on cost
You know what the sustainability requirement means before legislation sets you a deadline.
Added value
A better rating and a more modern building let more easily and at a higher rent.
A saleable scheme
Even without building it yourself, you can realise the uplift in value.
Frequently asked questions
Redevelopment — answered briefly
Does my warehouse need an energy label C?
The Dutch label C obligation applies to offices from 100 m². It does not apply to logistics warehouses, although the energy saving and reporting obligations do. More important in practice: lenders and larger tenants now set their own requirements, and that feeds through into value.
What grants are available for making commercial property more sustainable?
Depending on the measure, the Dutch energy investment allowance (EIA), SDE++ for large-scale solar and regional or provincial schemes may apply. We include the schemes relevant to your property in the business case.
What does a roof full of solar panels return?
That depends on the roof area, the structure and the grid connection. Where the grid is congested, export is often limited and own consumption or battery storage becomes more attractive. We model the scenario including its effect on the value and lettability of the building.
